FACILITIES MANAGER (BUILDING OPERATIONS)

We are an internationally recognized presenter of contemporary performing arts and cinema, seeks a full-time Facilities Manager. The Facilities Manager manages facilities maintenance and administrative personnel in order to ensure the efficient operation and maintenance of building-based internal and external equipment on our campus in preparation for and during our performances and events. The Facilities Manager reports to the Director of Building Operations.

Responsibilities:
• Supervise, assign, hire, evaluate and train unionized/non-unionized facilities service personnel
• Develop and implement work rules and procedures for maintenance and administrative staff
• Inspect general maintenance conditions and overall cleanliness of our facilities on a daily basis.
• Resolve daily HVAC and Custodial based complaints within a timely and cost efficient manner
• Work with other departments to ensure that events and daily work proceed as smoothly as possible
• Interpret collective bargaining agreements, conduct and/or attend disciplinary hearings
• Negotiate facilities service agreements and contracts
• Review current budget reports and develop Building Operations based short-term and long-term budgets
• Lead intradepartmental meetings and attend interdepartmental meetings (5%)
• Provide the Director of Building Operations and the Executive Vice President with regular updates on existing, pending, upcoming projects and issues
• Solicit and analyze bids; Supervise service vendors, outside service contractors and work with consultants
• Purchase building and maintenance supplies and equipment
• Arrange interoffice relocations and renovations
• Ensure compliance with applicable federal, state and local laws, regulations and/or policy
• Function as Director of Building Operations in his/her absence
• Assist Capital Projects staff to ensure that proposed equipment will operate efficiently and can be properly maintained after installation

Requirements:
• Associate Degree required
• 3 - 5 years of supervisory experience in facilities management
• Knowledge of Microsoft Office: Excel, Word, Outlook
• Knowledge of HVAC and basic building maintenance trades; building management systems
• Ability to read and analyze budgets
• Experience managing a unionized workforce
• Ability to answer telephones and provide excellent customer service
• Excellent verbal, interpersonal and written communication skills
• Ability to exercise sound judgment and abstract thinking skills
• Ability to plan and schedule projects
• Excellent management and delegation skills
• Willingness to take on new projects, responsibilities and implement new ideas.
• Willingness to handle shifting task priorities
• Ability to work a flexible schedule including weekends and events, often times long hours
• Must be able to exert up to 50 pounds of force, frequently walk and/or climb stairs, lifts, carries, pushes or pulls objects, operates machines, participates in assembly, and may climb heights.

Compensation:
The salary for this position is $45-50K per year (a full benefit package is offered for this position).
